WHAT THE HECK IS A SHORT SALE?

Between an economy in recession, increases in unemployment and constant media negativity, there has been a tremendous pressure on home values. This combined with rising prices for repairs, taxes and insurance premiums has left many homeowners facing a home value that is less than their loan balance. Again, because of the main street media, most homeowners think their only alternative is foreclosure.

However, a SHORT SALE is often a preferable option. A SHORT SALE is a transaction in which the lender agrees to accept less than the full payoff amount. Under these terms the seller may be able to move ahead owing little or nothing. In some cases the lender will pay some or all of the closing costs – even commissions! Sometimes the borrower and the bank agree upon repayment terms for any remaining balance. In either instance, it’s better than the outcome of a foreclosure.

WHY DO A SHORT SALE?

While a foreclosure stays on your credit history for years (up to 10 in some cases), a SHORT SALE permits your credit rating to bounce back more quickly. A foreclosure can prevent you from purchasing a home for years, a SHORT SALE is exactly that…a sale of your home rather than repossession.

I’ve taken several courses on selling SHORT SALES and have worked for both buyers and sellers of SHORT SALE properties. This experience has taught me the unique angles of working with lenders to provide a win for both sides.

We aren’t being run over by foreclosed properties. Home prices haven’t dropped precipitously. The sky is definitely not falling!!!
